Rent 4 bedroom apartment of 120 m² in Hamburg

English: We are traveling from begining of December to the mid of March and are therefore renting out our wonderful apartment. The rental period is from November 2nd December to March 15.
The approx. 120 sqm, light-flooded apartment is on the 4th floor (elevator) and has 3 rooms, 2 bathrooms and a large open area living room/kitchen/dining room.
There is also a roof terrace (south with barbecue) and balcony (north-west). The windows are soundproof.
The apartment is fully equipped and rented fully furnished.
The rooms are divided and equipped as follows:
Z1: Couch with sleeping function (, 2 sets of blankets/pillows and bed linen), TV with Magenta TV, desk (+monitor), office chair, cupboard, bookshelf, a few board games, blackout blinds
Z2: wardrobe, reading chair, workplace (+ monitor)
Z3: Bed ( tatami with medium-soft padding, 2 sets of pillows/duvets, change of bed linen), chest of drawers, laundry basket, blackout blind
B1: small with toilet, sink, jungle shower B2: full bath with shelf & towels (for hands, small / large shower towels), hair dryer
The open plan living area is south facing around the roof terrace and is very bright. The kitchen is the center and is fully equipped with steamer, oven, fridge, freezer, induction hob, dishwasher, blender, pots, pans, cutlery, plates, glasses etc. Our beautiful wine glasses also remain in the apartment.
On one side is the dining room with a large dining table and 8 chairs. The bar is on the chest of drawers, inside are bowls, bowls and other glasses, vases, etc. On the other side is the living room with a large couch and a small couch element (no TV!).
There is a storage room with a washing machine. There are also table tennis bats, basketball and boule balls.
Fast WiFi is available.
Smoking is not permitted in the apartment, but the terrace can be used for this.
There are 2 keys to the apartment.
As this is a sublease for a limited period of time, we will not remove all personal items (. pictures) from the apartment.
The rental price includes all ancillary costs and is to be understood as a monthly fixed price.
LOCATION & shopping facilities
There is a small strip of greenery directly behind the house and a few meters away there is a playground with a table tennis table. The transport connections are great: right around the corner from the S-Bahn station Königstraße (35 minutes airport, 12 minutes main station, 3 minutes Altona station), the Elbe can be seen from the terrace in winter, the fish market can be reached in 400m, the Beginning of the Reeperbahn 700m and Ottensen is easy to reach in just under 1.2km. The nearest shops (supermarket, 2x weekly market, drugstore, pharmacies, bakers, butchers, vegetable stand) are 500m away, a small "kiosk" in about 200m has everything you need every day (also on Sundays).

German: Wir sind von Anfang December bis Mittw März auf Reisen und vermieten deswegen unsere wunderbare Wohnung. Der Mietzeitraum ist vom [HIDDEN] Die ca. 120 qm, lichtdurchflutete Wohnung liegt im 4. OG (Fahrstuhl) und hat 3 Zimmer, 2 Bäder und einen großen offenen Bereich Wohnzimmer/Küche/Esszimmer.
Außerdem gibt es eine Dachterrasse (Süden mit Grill) und einen Balkon (Nordwest). Die Fenster sind schallisoliert.
Die Wohnung wird voll ausgestattet und komplett möbliert vermietet.
Die Zimmer sind wie folgt aufgeteilt und ausgestattet:
Z1: Couch mit Schlaf-Funktion (, 2 Sets Decken/Kissen und Bettwäsche), TV mit Magenta TV, Schreibtisch (+Monitor), Bürostuhl, Schrank, Bücherregal, ein paar Brettspiele, Verdunklungsrollos
Z2: Kleiderschrank, Lesesessel, Arbeitsplatz (+Monitor)
Z3: Bett ( Tatami mit medium-softer Auflage, 2 Sets Kissen/Decken, Wechselbettwäsche), Kommode, Wäschekorb, Verdunklungsrollo
B1: klein mit WC, Waschbecken, Dschungeldusche B2: Vollbad mit Regal & Handtüchern (für Hände, kleine /große Duschhandtücher), Fön
Der offene Wohnbereich liegt nach Süden gerichtet um die Dachterrasse herum und ist sehr hell. Die Küche ist das Zentrum und mit Dampfgarer, Backofen, Kühlschrank, Gefrierer, Induktionsherd, Spülmaschine, Mixer, Töpfen, Pfannen, Besteck, Teller, Gläser etc vollausgestattet. Es bleiben auch unsere schönen Weingläser in der Wohnung.
Zur einen Seite schließt das Esszimmer mit großen Esstisch und 8 Stühlen an. In auf der Kommode findet sich die Bar, im inneren Schalen, Schüsseln und weitere Gläser, Vasen etc. Zur anderen Seite das Wohnzimmer mit einer großen Couch und einem kleinen Couch-Element (keine TV!).
Es gibt einen Abstellraum mit Waschmaschine. Dort liegen auch Tischtennisschläger, Basketball und Boule-Kugeln.
Schnelles Wlan ist vorhanden.
Rauchen ist in der Wohnung nicht gestattet, dafür kann die Terrasse genutzt werden.
Es gibt 2 Schlüssel zur Wohnung.
Da es sich um eine Untervermietung für einen begrenzten Zeitraum handelt, werden wir nicht alle persönlichen Gegenstände (zB Bilder) aus der Wohnung entfernen.
Der Mietpreis ist inklusive aller Nebenkosten und monatlich als Fixpreis zu verstehen.
LAGE & Einkaufsmöglichkeiten
Direkt hinter dem Haus ist ein kleiner Grünstreifen und ein paar Meter weiter ein Spielplatz mit Tischtennisplatte.
Die Verkehrsanbindung ist super: direkt um die Ecke der S-Bahn Station Königstraße (35 min Flughafen, 12 min Hauptbahnhof, 3 min Bahnhof Altona), die Elbe ist im Winter von der Terrasse zu sehen, der Fischmarkt ist in 400m zu Erreichen, der Anfang der Reeperbahn 700m und Ottensen ist in knapp 1,2km gut zu erreichen. Die nächsten Einkaufsmöglichkeiten (Supermarkt, 2x wöchentlich Markt, Drogerie, Apotheken, Bäcker, Fleischer, Gemüsestand) sind 500m entfernt, ein kleiner "Kiosk" in ca 200m hat alle Dinge des täglichen Bedarfs (auch sonntags).
