English: The flat
Your new flat is a one-room flat with an open kitchen, bathroom with shower, storage room, cellar room and parking space. It was completely renovated only few years ago and offers everything you need for your stay. The furnishings are of high quality and very well maintained. Various household appliances as well as crockery, cutlery, tea towels, towels, bed linen and bathrobe are available.
The flat offers you a spacious bed (, a large wardrobe, a discreet seating area, a desk as well as a luxurious kitchen with full equipment and a skylight that creates atmospheric room lighting in the evening if desired.
You take your meals at a trendy bistro table. TV, internet and telephone landlines are of course also available. The hallway and storage room offer you plenty of storage space.
There is a washing machine in the bathroom, and you are welcome to iron the laundry yourself if you like - if you don't give it to the dry cleaners "in the village", as they say here.
When you move in, you may have had a long drive... first make a coffee and rest?
Tea, coffee, milk and sugar etc. are ready for you.
The location
You live in an exceptionally well-maintained complex in a super central location -
but with the noise level of a sanatorium...!
You are welcome to leave your car in the on-site parking space, because you will find...
- two bus lines: 400 m, another bus line: 550 m
- the suburban railway: 1100 m
- the nearest supermarkets, doctors, restaurants and the post office at Saseler Markt: 600 m.
- the noble Alster shopping centre: 1200 m (many doctors and restaurants there too)
- a sports field: 500 m
- the nearest nature reserve: 900 m
- the Poppenbüttel lock with restaurant and boat hire: 1600 m (half of it through forest)
- the Alte Mühle restaurant on the Alster mill pond: 2000 m (along the forest)
- the Restaurant Mellingburger Schleuse on the Alster: 2100 m (via residential streets and footpaths)
If you don't want to walk these distances, feel free to get your bike out of the cellar.
To get to Saseler Markt you "have" to walk through a beautiful park with ancient trees. When you sit on the balcony after work on a balmy summer evening and watch the evening sun with a glass of wine, the loudest sound around you is the chirping of the birds.
Where do you work during your stay in Hamburg?
- Saseler Bogen industrial estate: 5 min. by car or 9 min. by bike.
- Poppenbütteler Bogen industrial estate: 6 min. by car, 12 min. by bike or 30 min. by bus.
- At the AEZ or ECE: 5 min. by bike, or do something for your health and walk all the way.
- Bargkoppelweg industrial estate (. near the Metro): 16 min. by car, 30 min. by bike.
- Amalie-Sieveking Hospital: You can get there just as quickly by bike as by car... either along the lake or through the forest.
- City North or city centre? No problem either. Leave your car at home and take the S-Bahn. Because it's the starting station, you're guaranteed a seat.

The costs
The rent includes flat rates for all utilities, including heating, hot and cold water, electricity (each for normal household consumption) as well as broadcasting fees, internet and landline telephone - in other words, everything. Bicycle use and parking are also included.
At the end of the rental period, there is a final cleaning with a flat rate of € 150.00 (if the flat is usually dirty).

Ihre neue Wohnung ist ein Ein-Zimmer-Appartement mit offener Küche, Duschbad, Abstellkammer, eigenem Kellerraum und Pkw-Stellplatz. Sie wurde vor wenigen Jahren grundsaniert und bietet ihnen, was Sie für Ihren Aufenthalt brauchen. Die Einrichtung ist hochwertig und sehr gepflegt. Diverse Haushaltsgeräte sowie Geschirr, Besteck, Geschirrtücher, Handtücher, Bettwäsche und Bademantel sind vorhanden.
Die Wohnung bietet Ihnen in einem großzügigen Raum ein geräumiges Bett (), einen großen Kleiderschrank, eine dezente Sitzgruppe, einen Schreibtisch sowie eine luxuriöse Küche mit Vollausstattung und einem Oberlicht, das auf Wunsch abends eine stimmungsvolle Raumbeleuchtung erzeugt.
Ihre Mahlzeiten nehmen Sie an einem trendigen Bistrotisch ein. TV-, Internet- und Telefon-Festnetzanschluß stehen natürlich auch zur Verfügung. Flur und Abstellraum bieten Ihnen viel Ablagefläche.
Im Bad steht Ihre Waschmaschine, und bügeln können Sie die Wäsche gern selbst, wenn sie möchten – falls Sie sie nicht kurzerhand „im Dorf“ –wie man hier sagt- zur Reinigung geben.
