The apartment has 4 beautiful and spacious rooms. Room No. 4 is already rented. All rooms are well-lit and ideally laid out, each approximately 20 m² in size. Each room can be accessed directly from the hallway through its own door, ensuring privacy at all times. All rooms are newly furnished (photos will be provided soon). The three available rooms are equipped with a 140 cm bed, a wardrobe, and a desk. The mattress can be taken over from the previous tenant, and a mattress protector, which has been used, will simply be replaced. The only thing the tenant needs to provide is an office chair. The floors are covered with easy-to-maintain vinyl. Each room has its own radiator and windows with blinds.
Location:
The apartment is located right in the heart of the action! Situated at the corner of Industriestrasse / Ruppmannstrasse, it’s in the middle of Synergiepark. Its proximity to the Regional Council or companies like Lapp, Allianz, Daimler, Trelleborg, Sparkassen Versicherung, and many others makes this apartment a comfortable option for many commuters, professionals, or interns. The proximity to Vaihingen Station, which is just 2 minutes away, also provides great options for students and other shared apartment enthusiasts. The University of Vaihingen is only 2 stops away (5 minutes), and you can reach downtown Stuttgart in 13 minutes. Across the street, there is a REWE grocery store and a bakery. Dining establishments are also within walking distance.
Shared Living:
The shared apartment is 6 months old, and 3 out of the 4 rooms will become available by the end of August. All three previous tenants completed an internship at Mercedes in Synergiepark. Christopher stays in Room 4, and he will continue living in the apartment while working during the day. The landlord has experience managing several shared apartments and is well-versed in handling shared living arrangements.
German: Zimmer:
Die Wohnung hat 4 wunderschöne großzügige Zimmer. Das Zimmer Nr. 4 ist bereits vermietet. Die Zimmer sind alle ausreichend belichtet und ideal geschnitten. Sie sind jeweils ca. 20 m² groß.
Jedes Zimmer ist vom Flur direkt über seinen eigene Tür zu erreichen, so dass die Privatsphäre immer gegeben ist.
Alle Zimmer sind neu möbliert (Fotos folgen demnächst). In den 3 Zimmern ist ein 140er Bett, ein Kleiderschrank und ein Schreibtisch vorhanden. Die Matratze kann vom Vormieter übernommen werden, hier wurde ein Matratzenschoner verwendet, der einfach ausgetauscht wird. Lediglich den Bürostuhl müsste der Mieter besorgen.
Die Böden sind mit pflegeleichtem Vinyl belegt. Alle Zimmer haben eigene Heizkörper und Fenster mit Jalousien.
Lage:
Die Wohnung liegt mittendring statt nur dabei! Direkt in der Ecke Industriestrasse / Ruppmannstrasse ist man mitten im Synergiepark. Die fußläufige Nähe zum Regierungspräsidium oder Unternehmen wie Lapp, Allianz, Daimler, Trelleborg, Sparkassen Versicherung, uvm. macht die Wohnung für viele Pendler, Berufstätige oder Praktikanten zu einer komfortablen Alternative. Doch die Nähe vom Vaihinger Bahnhof, der nur 2 Minuten entfernt ist, bietet auch für Studenten und sonstige WG Liebhaber alle Möglichkeiten. Die Uni- Vaihingen ist nur 2 Haltestellen entfernt (5 Min), in der Stadtmitte Stuttgart ist man in 13 Min.
Auf der Straßenseite gegenüber findet sich ein REWE und ein Bäcker. Gastronomische Einrichtungen finden sich ebenfalls im direkten Umfeld.
WG Leben:
Die WG ist nun 6 Monate alt und 3 von 4 Zimmer weden zu Ende August frei. Alle 3 Vormieter haben bei Mercedes im Synergiepark ein Praktikum absolviert. In Zimmer 4 ist Christopher, er bleibt in der WG und arbeitet tagsüber. Der Hausbesitzer hat bereits einige WGs und viel Erfahrung bei der WG Betreuung.
