Rent 1 bedroom apartment of 40 m² in Hamburg

English: I am renting a spacious, bright 1.5-room apartment with entrance hall and private bathroom on the 1st floor of a very quiet and conveniently located detached house. The house entrance and staircase are shared, there is no separate lockable entrance for the flat.
In addition to the flat for rent, there is also my home office and another room on the floor. However, both are hardly ever used. I myself spend most of my time on the ground floor. The flat is therefore practically on its own.
The room is furnished (bed cm, bookshelf, recamière, table, two chairs, spacious sideboard, lamps). A safe is available for storing valuables.
The room faces south and west towards the garden and is very bright. One wall has a sloping roof. The view from the room is to the west into the spacious, well-tended garden. The sloping roof window faces south.
The bathroom has a bath, shower and WC.
There is a wardrobe and a chest of drawers with 10 drawers in the anteroom.
Please note: The flat does not have its own kitchen. However, a coffee machine, water heater and fridge are available. Used crockery can be washed in my dishwasher.

Location
The house is located in a quiet side street off the B75 (arterial road towards Lübeck) and has excellent transport connections:
The Hamburg-Ost motorway junction is only a few minutes away, so that there are good connections to the Baltic Sea (A1 towards Lübeck) and to the south (A7 towards Hanover) or east (A24 towards Berlin) as well as to the north (A24 towards Berlin) as well as to Geesthacht/Lauenburg and Lüneburg.
It takes about 20-30 minutes to get to the city centre by car, depending on the traffic situation.
Hamburg city centre is also easily accessible by public transport: The nearest bus stop is approx. 100 metres away (2 minutes on foot), the Tonndorf station of the regional train (R81) to Ahrensburg/Bargteheide/Bad Oldesloe or towards the main railway station can be reached on foot within 10 minutes, by bus within 3 minutes (no other stop). The regional train takes 13-15 minutes to the main railway station (1 stop in Hasselbrook).
The bus (line 27 towards Wellingsbüttel/Poppenbüttel) takes about 5 minutes to Farmsen underground station (U1).
If you want to reach the city centre by bike, you can choose a very nice, almost car-free route along the Wandse river through many green spaces and parks.
It takes 35-40 minutes to get to the airport by public transport or by car.
There is a free car park directly in front of the house.
There are shops and restaurants in the vicinity of Tonndorf railway station and at the Farmsen underground station. There is also a launderette there.

Miscellaneous
I would like a quiet, working tenant, preferably also a commuter. Pets are not allowed. The flat is rented exclusively to non-smokers (no smoking outside the house).
German: Wohnung
Ich vermiete ein geräumiges, helles 1,5-Zimmer-Apartment mit Vorraum und eigenem Vollbad im 1. Stock eines sehr ruhig und verkehrsgünstig gelegenen Einfamilienhauses. Der Hauseingang und das Treppenhaus sind gemeinsam, es gibt für das Apartment keinen abschließbaren separaten Eingang.
Außer dem zu vermietenden Apartment befinden sich noch mein Arbeitszimmer und ein weiteres Zimmer auf der Etage. Beide werden jedoch kaum noch genutzt. Ich selber halte mich vorwiegend im Erdgeschoss auf. Das Apartment steht deshalb so gut wie für sich allein.
Zur Aufbewahrung von Wertsachen steht innerhalb des Wohn-/Schlafzimmers ein Safe zur Verfügung.
Das Zimmer ist möbliert (Bett cm, Bücherregal, Recamière, Tisch, zwei Stühle, geräumiges Sideboard, Kühlschrank, Lampen). Das Zimmer ist nach Süden und Westen zum Garten hin gelegen und sehr hell. Eine Wand hat eine Dachschräge.
Der Blick aus dem Zimmer geht nach Westen in den großzügigen, gepflegten Garten.
Im Vorraum stehen ein Kleiderschrank und eine Kommode mit 12 geräumigen Schubladen zur Verfügung.
Das Bad verfügt über Badewanne, Dusche und WC.

Lage
Das Haus liegt in einer ruhigen Seitenstraße der B75 (Ausfallstraße Richtung Lübeck) und verfügt über eine exzellente Verkehrsanbindung:
Zum Autobahnkreuz Hamburg-Ost sind es nur wenige Minuten, so dass sowohl eine gute Anbindung in Richtung Ostsee (A1 Richtung Lübeck) als auch in Richtung Süden (A7 Richtung Hannover) oder Osten (A24 Richtung Berlin) sowie nach Geesthacht/Lauenburg und Lüneburg besteht.
In die Innenstadt braucht man mit dem Auto ca. 20-30 Minuten, je nach Verkehrslage.
Die Hamburger Innenstadt ist auch mit öffentlichen Verkehrsmitteln sehr gut erreichbar: Die nächste Bushaltestelle ist ca. 100 m entfernt (2 Minuten zu Fuß), die Station Tonndorf der Regionalbahn (R81) nach Ahrensburg/Bargteheide/Bad Oldesloe bzw. Richtung Hauptbahnhof ist zu Fuß innerhalb von 10 Minuten zu erreichen, mit dem Bus innerhalb von 3 Minuten (keine weitere Haltestelle). Die Regionalbahn fährt innerhalb von 13-15 Minuten zum Hauptbahnhof (2 Zwischenhalte in Wandsbek und Hasselbrook).
Mit dem Bus (Linie 27 Richtung Wellingsbüttel/Poppenbüttel) sind es ca. 5 Minuten bis zur U-Bahn-Haltestelle Farmsen (U1).
Wer die Innenstadt mit dem Fahrrad erreichen will, kann eine sehr günstige Route entlang der Wandse durch viele Grünanlagen und Parks wählen.
Zum Flughafen braucht man mit öffentlichen Verkehrsmitteln 35-40 Minuten, ebenso mit dem Auto.
Ein kostenloser Parkplatz direkt vor dem Haus ist vorhanden.

Sonstiges
Ich wünsche mir eine/n ruhige/n, berufstätige/n Mieter/in, gerne auch Pendler. Eigene Haustiere sind nicht erwünscht. Vermietet wird ausschließlich an Nichtraucher (auch kein Rauchen außerhalb des Hauses).
Bitte beachten: Das Apartment verfügt nicht über eine eigene Küche. Kühlschrank und Kaffeemaschine sind vorhanden.
