Hello! I am moving into a new flat with my partner and need somebody to take over my tenancy on this lovely city centre studio flat at Xenia Students' Sovereign House, on Queen Street. The 11th floor studio is south-facing and offers a great view over the Cathedral. The location is ideal, with the city centre and Kelham Island on your doorstep, close to both universities. The property belongs to a very nice private landlady, with a letting agent acting on her behalf. But she's open to direct communication and very helpful with repairs. The studio is well insulated and there are no noise issues. The occupants are a mix of students and professionals and all ages. The facilities include fast Wi-Fi, a staffed reception, two lifts, overnight security staff, post room with parcel lockers, gym, courtyard garden with bicycle storage, study room, laundry and common room, with pool table, table football, piano, vending machine and community bookshelf. The studio itself will be empty of all my clutter (sorry, the pics are not great), as I'll be gone. It's a really nice shape and more spacious than it looks. It includes a desk with storage and overhead cupboard, a double bed with large drawer, a spacious wardrobe with shelf above, a kitchen with built-in microwave/convection oven, fridge with ice box and a hob and an ensuite bathroom with shower. The dining table and larger freezer by the door are mine, but I am open to leaving them as I may no longer need them. The rent is £700 per calendar month, which includes all bills, except council tax. If you are not a student, you will need to arrange to pay this to the council yourself, with a single occupier discount. It's a Band A property (the cheapest). The deposit is £500, but you will only need to pay a £130 holding deposit to hold the room at first. It must be topped up to £500 before you move in. The letting agent will carry out identity and affordability checks as part of the application, including proof of income or student status. I found the process quite straightforward in the online portal and there is no additional charge. The contract officially begins on 1st September, but the room should be available from 18th August. If needed, I may be able to move out for the end of July, as my new flat should be free then. It's in the same building, which helps, so I can be flexible. It's a 1-year fixed tenancy until the end of August 2026, with the option to renew should you wish. You'll be invited to do this by the letting agent, probably around Christmas onwards.
