This warm and sunny flat is downstairs in our classic Victorian villa. It has a living room with study nook and large storage cupboards, double bedroom with built-in wardrobe, retro 1950s kitchen, bathroom/laundry room and hallway. It's small but perfectly formed. The study nook in the living room is easily spacious enough for a desk and whatever else you need to study or WFH. The flat is self-contained and has its own little garden. It gets decent afternoon sun as it faces west, sheltered from the wind by hills and trees. We're close to Zealandia, so the gardens and bush that surround the house are filled with birdsong. The house is at the junction of Kelburn, Northland and Highbury, and looks across parkland towards Karori. There’s off-street parking on Raroa Crescent, just below the house, which we have all to ourselves. It’s a 10-minute drive into town. There are 9 bus routes within a minute’s walk of the house. The Cable Car is a 15-minute stroll away, as are Victoria University and the Botanic Garden, and you can walk into town in under 30 minutes. There’s an EV charger just around the corner, and a continuous bike lane all the way into town. The flat is well insulated with lovely thick recycled wool insulation in the walls, above the ceiling and under the floor. We have thermal lined curtains in every room, and there’s a heat pump in the living room which keeps the whole flat toasty warm.
