Art of Living – The art of living. This project combines all the requirements of modern, comfortable, and luxurious living in one of Bonn's most exclusive locations. We are pleased to present our latest project, Art of Living. In one of Bonn's most sought-after areas, we have built a modern residential complex to the KfW 55 energy efficiency standard. Fridtjof-Nansen-Straße is a cul-de-sac, located just off Ippendorfer Allee, halfway between Poppelsdorf and Ippendorf. Away from traffic, the complex offers a choice of views: Katzenloch, Bonn's city center, green spaces, or the private park, which is exclusively for residents' use. The complex is divided into two buildings connected by a shared underground parking garage. Building 1 at the front contains 11 apartments, while Building 2 at the rear has 7. All apartments are accessible and feature spacious terraces and gardens, balconies, or roof terraces, designed with social distancing and privacy in mind. The Art of Living project was built today and designed for the future. In the underground parking garage, you can choose between conventional parking spaces or spaces with charging infrastructure. Of the 21 parking spaces, 5-6 will initially be equipped with wallboxes. As road traffic becomes increasingly electrified, we will expand this infrastructure as needed. The building features rooftop photovoltaic panels, allowing our tenants to purchase sustainably produced, discounted electricity. For heating, we have installed an environmentally friendly pellet heating system powered by renewable raw materials derived from wood waste. Bonn is an attractive business location with a diverse cultural scene and a high quality of life. At the beginning of 2023, the city had inhabitants. A further population increase of 25.000 is projected by 2030. Bonn is a magnet for newcomers and has been growing since the end of 2000, bucking the national trend of stagnation. This attractive business location boasts above-average purchasing power, a high employment rate, and a large number of highly qualified employees and well-paying jobs. 16.000 companies, mostly medium-sized enterprises, Deutsche Telekom, Deutsche Post DHL, Postbank, and 19 UN organizations are headquartered here. In terms of transport, Bonn is excellently connected via the federal motorways, the main train station and the ICE train station Siegburg/Bonn as well as the Cologne/Bonn airport. The 179 nationalities represented in Bonn contribute to an international atmosphere and cultural diversity. Since the municipal reform of 1969, Bonn has been divided into four city districts. The largest is the Bonn district, where almost half of all Bonn residents live. The popular districts of Ippendorf, Venusberg, and the lively Poppelsdorf are all within easy reach of Fridtjof-Nansen-Straße and also belong to the Bonn city district. The Kottenforst and Waldau recreational areas are practically on the doorstep.
