1 room of 13m² in London

I am a former university lecturer and would like to offer my spare room - very spacious - for occasional stays. I will be on the premises, this is my home. I am not offering use of my living room, only use of the bathroom and kitchen - basically the fridge. I would prefer female guests and stays should not be over four days (but we can negotiate this). No couples. No pets. My home is in a very nice area close to tube and busses. It is in zone 2, very close to Central London. I live alone in this apartment. The bedroom is large, with a double bed and some storage space. The apartment is on the first floor, no lift. I speak Italian, French and German. I am very respectful of my guests privacy and expect the same in return. For breakfast there are lots of cafes just around the corner and a bakery too. Central London is just four bus stops away. Please note I cannot have guests before 15th February 2026 as the room is temporarily occupied.
