1 room apartment of 38m² in London

I’m looking for someone to take over the lease on my flat in lower Clapton. The lease is until August 2027 but has a break clause so can end in October. And with the renters bill can end in July 2026 if need be. Viewings can be arranged from the 12th of Feb. I’m sad to leave it as it’s a lovely flat but for financial reasons I cannot keep it. It’s very airy, light and has a great view. Lots of close amenities around lower Clapton and very close to Hackney downs park.
