In den 60ern wurde sehr effizient gebaut, die 45qm bieten, bei einer großzügigen Deckenhöhe von gut 2,80m, ein großes gemütliches Wohnzimmer mit Zugang zum Balkon, der einen Blick, im Winter direkt auf den Kanal und im Sommer auf die Baumkronen, auf "Kreuzkölln" und in den weiten offenen Himmel gewährt. Im Winter scheint die Sonne quasi von gegenüber direkt in die Zimmer. Wenn Sie nicht die schönen, im Original der 60er gehaltenenTreppen erklimmen wollen, steht Ihnen ein Aufzug zur Verfügung. Es ist eine Nichtraucherwohnung, aber ein hübscher Aschenbecher steht auf dem Balkon. DAS HAUS Das Klima im Haus ist angenehm ruhig und freundlich, ein 60er-Jahre-Bau, 2002 grundsaniert und liebevollst mit möglichst vielen originalen Teilen, wie z.B. die alten Lichtschalter, Wagenfeld-Flurdecken-Lampen, Terrazzoboden und dem originalen Geländer und die originalen Wohnungstüren und Fenstern in Form und Farbe hochwertig renoviert. Der Aufzug ist original mit Holz verkleidet. Durch das nachts geschlossene Hoftor zum Innenhof steht ihr Fahrrad, gegebenenfalls, sicher im regengeschützten Unterstand des Innenhofes. DIE UMGEBUNG In einem der herzlichsten Herzen Berlins und im Herzen des "SO36"-Kreuzbergs brauchen Sie bloß die kopfsteingepflasterte Strasse überqueren und schon können Sie am Landwehrkanal sitzen oder flanieren. Fussläufig erreichen Sie die 3 U-Bahn-Stationen "Schönleinstrasse", "Görlitzer Bahnhof" sowie "Kottbusser Tor", als auch diverse Busse. Wenige 100 Meter entfernt kann man einsteigen in die Stadtrundfahrtschiffe, die immer wieder eine schöne Form von Entspannung bringen. Fussläufig zudem der Görlitzer Park, neben dem Kanal eine beliebte Joggingstrecke, und ein Schwimmbad. Das fussläufige Angebot an Kulinarischem läßt in Vielzahl und Diversität kaum Wünsche offen, und auch, wenn man mitten in der Nacht in der Woche keine Lust zum Selberkochen verspürt, findet man in der nahen Oranienstrasse immer noch etwas zu Essen und Trinken. Ein Supermarkt am Kotti hat bis Mitternacht auf und die Biomärkte bis 20 und 21Uhr. Dienstags und Freitags bereichert ein großer orientalischer Markt direkt gegenüber am Maybachufer das weltoffene Flair, der sowohl Kulinarisches und vieles Weiteres aus fernen Ländern sowie auch lokale Spezialitäten bietet. Ganz generell lohnt es sich, durch die Strassen Kreuzbergs und Neuköllns zu streunen, denn es gibt viele kleine liebevolle handwerkliche nischengefundenundgefüllthabende Ladenlokale. ENGLISH VERSION THE APARTMENT The apartment "Pauline" is in absolute prime location in Berlin Kreuzberg "SO36" on Paul-Lincke-Ufer directly on Landwehrkanal in the 5th floor south side front building with balcony to the canal. THE HOUSE The climate in the house is pleasantly quiet and friendly, a 1960s building, 2002 thoroughly renovated and affectionately with as many original parts as possible. The old light switchs, Wagenfeld corridor lamps, terrazzo floor and the original railing and the original apartment doors and windows in high quality and in form and color renovated.
