3 rooms apartment of 87m² in Berlin

I am subletting my 3-room apartment at the Dreiländereck while I am away. The apartment is furnished and located in a new building (2023 - I am the first tenant). It features floor-to-ceiling windows on three sides of the building (the living room is flooded with light from three sides, with sunshine all day), a south-west facing balcony, and underfloor heating. The street is fairly busy and noticeable because of the cobblestones right in front of the house, particularly when the windows are open. However, the windows are very well insulated, so the noise disappears when they are closed. The bedroom and office face the quiet courtyard.
