1 room apartment of 62m² in Berlin

English: As I will be abroad from 1st of November 2025 to 1st of April 2026, I will rent my lovely and well-kept two-room apartment (62 sqm, 2nd floor) in a nice and quiet neighborhood in Berlin with very good infrastructure and public transport. Please note that I prefer one person or a couple who will rent my flat for the whole time of my absence. The apartment is in a typical Berlin old building with high ceilings and wooden floors; it has recently been renovated and is comfortable and fully furnished (with white or wooden furniture). One room goes to a small road and is equipped as a living-working room (with bookshelves, desk, sofa bed with 160 bed area, reading chair, etc.), the other room faces the courtyard and is very quiet. It is equipped as a sleeping room with 160 French bed and large wardrobe. The kitchen has been completely renewed in 2021 and is fully equipped with everything you need for cooking and baking, including microwave and dishwasher. It contains: stove, large fridge with freezer, sink, coffee machine and a big kitchen shelf, a wooden table and two comfortable loomchairs. The bathroom contains a big bathtub and a separate shower, a washing machine, a big sink and toilet. The small balcony has morning and early afternoon sun and is located to the road. High speed internet / Wi-Fi in all rooms is available and can be used free of charge. The residential area is pleasantly quiet in spite of excellent infrastructure on the nearby Tempelhofer Damm and the Tempelhof harbor. Around the corner is the UFA factory, a large cultural and neighborhood center with numerous cultural events and group activities, a nice café, an organic food store, etc. In a few minutes walk to the Tempelhofer Damm, there are numerous small shops as well as a large shopping mall at the Tempelhof harbor (including an organic food store, a large Edeka supermarket, bakery, media market, etc.), restaurants, cafes, bars, but also very good service infrastructure (doctors, therapists, hairdressers, etc.). Excellent public transport connections to all directions: 5 minutes away is the metro station Ullsteinstraße (Line 6), which brings you in 10 minutes to Kreuzberg, in 15 minutes to Stadtmitte or Friedrichstraße, in 25 minutes to Wedding. During the weekends, the metro runs all night, during the week you have night buses twice an hour all night long. Costs: Euro monthly rent including electricity, heating, WLAN; one month rent deposit. During my absence, my sister (living nearby) and some neighbors in the house will take care of you if you need help; all are excellent English speakers. German: Da ich im Winterhalbjahr im Ausland bin, möchte ich meine gepflegte, komplett renovierte Zweizimmerwohnung (2. OG, 62 qm) im Tempelhofer Kiez vermieten: Gesucht wird eine Person oder ein Paar, das die Wohnung für die kompletten 5 Monate mieten möchte. Sehr gute Infrastruktur in der Nachbarschaft – Geschäfte, großes Einkaufszentrum, Kneipen und Cafés, Internationales Kultur- und Nachbarschaftszentrum UFA-Fabrik um die Ecke; sehr gute Verkehrsanbindung mit der U6 nach Kreuzberg, Berlin-Mitte und Wedding (5 Min. zur U-Bahnstation Ullsteinstr.), viele Busse und Nachtbusse in der Nähe. Die Wohnung verfügt über einen schönen Holzdielen-Fußboden, sie ist hochwertig möbliert (in zeitlos-modernem Stil: mit weißen bzw. Holzmöbeln) und wird von der Vermieterin normalerweise selbst bewohnt. Das Wohn-Arbeitszimmer ist ausgestattet mit Bücherregalen, einem großen Schreibtisch, Schlafcouch mit 160er-Bettfläche, Lesesessel etc.) und geht auf eine recht ruhige Straße hinaus, das Schlafzimmer verfügt über ein 160er Französisches Bett und einen großen Kleiderschrank; es weist auf den ruhigen Innenhof. Die Küche wurde 2021 komplett renoviert und mit allen Geräten erneuert, sie enthält einen Induktionsherd, Backofen mit Mikrowelle, einen großen Kühlschrank mit separatem Gefrierschrank, Geschirrspülmaschine und Spüle, eine Kaffeemaschine, ein großes Vorratsregal und alles, was man zum Kochen und Backen braucht, ferner einen Holztisch und zwei gemütliche Loomchairs. Das großzügige Bad enthält eine große Badewanne sowie eine separate Duschkabine, Waschbecken und WC sowie eine neue Waschmaschine; Gas-Zentralheizung ist in allen Räumen vorhanden. Der kleine Balkon liegt zur Straße hin. Internet / W-LAN ist in allen Räumen vorhanden und kann kostenlos genutzt werden. Die unmittelbare Wohngegend ist trotz ausgezeichneter Infrastruktur auf dem nahen Tempelhofer Damm und am Tempelhofer Hafen angenehm ruhig. Direkt um die Ecke ist die UFA-Fabrik, ein großes Kultur- und Nachbarschaftszentrum mit zahlreichen Kulturveranstaltungen und Gruppenaktivitäten, einem schönen Café, einem Bioladen usw. In wenigen Fußminuten entfernt, auf dem Tempelhofer Damm, gibt es zahlreiche Einkaufsmöglichkeiten, sowohl kleine Geschäfte als auch eine große Einkaufs-Mall am Tempelhofer Hafen (. mit Biomarkt, einem großen Edeka-Supermarkt, Bäcker, Mediamarkt .a.), Restaurants, Cafés, Bars, aber auch sehr gute Dienstleistungs-Infrastruktur (Ärzte, Therapeuten, Friseure etc.).
