English: FLAT We are looking for a responsible family/person/people to move into our flat while we are travelling. The flat is located on the 4th floor in a quiet and bright rear building. It was renovated in 2024 and consists of 4 rooms (study, living-dining-kitchen, children's room, bedroom, bathroom, storage room, balcony and 2 hallways). We will be renting out all rooms except for the storage room and the study. This amounts to approximately 85 m² of the total 98 m². The flat is particularly suitable for families with children. A cot is available, but we can also move it to the reserved room if desired, in case the children's room is to be used for other purposes. The flat does not have to be rented for the entire period. Subletting for a few weeks is also possible. We would then arrange the handover through our neighbours in the building, with whom we have a good relationship. The price of €1,300 is based on a rental period of one month. LOCATION The flat is located very close to Schillerpark. In about 2 minutes, you can enjoy the approaching spring and watch the leaves sprout. The proximity to the park makes the flat particularly attractive for children. There are playgrounds in the immediate vicinity. If you are planning a longer tour, want to switch off or relax in a hammock, the beautiful Volkspark Rehberge, which is about 10 minutes away, is ideal. If you go jogging, I can also give you tips for great routes without traffic lights along a canal. The public transport connections are good. A bus line right outside the front door takes you to the main station in 20 minutes. The nearest underground station is Rehberge, an 8-minute walk away. Müllerstraße is where the colourful hustle and bustle of Wedding takes place. There you can choose from numerous cafés and restaurants. There are fabulous restaurants in the area, some of which I can recommend. Shopping facilities are also nearby. The area offers a perfect balance between the hustle and bustle of the main streets, peace and quiet in the flat, relaxation in the parks and an underground line that takes you to one of the hearts of Berlin (Friedrichstraße – yes, Berlin has many hearts) in 11 minutes. The flat we are renting out is our home, which we have furnished with love – and to which we look forward to returning in May. The flat will be cleaned before you move in and must be returned in the same condition. German: WOHNUNG Wir suchen eine verantwortungsbewusste Familie / Person / Menschen, die unsere Wohnung beziehen, während wir auf Reisen sind. Die Wohnung befindet sich im 4. OG in einer ruhigen und hellen Hinterhauslage. Sie wurde im Jahr 2024 saniert und besteht aus 4-Zimmern (Arbeitszimmer, Wohn-Ess-Küche, Kinderzimmer, Schlafzimmer, Bad, Kammer, Balkon und 2 Fluren). Davon werden wir alle Zimmer außer der Kammer und dem Arbeitszimmer vermieten. Dies sind von den insgesamt etwa 98 m^2 in etwa 80 m^2. Die Wohnung eignet sich insbesondere für Familien mit Kindern. Es ist ein Kinderbett vorhanden, das wir aber auf Wunsch auch in dem vorbehaltenem Zimmer zur Seite stellen können, falls das Kinderzimmer anderweitig genutzt werden möchte. Die Wohnung muss nicht den kompletten Zeitraum vermietet werden. Eine Untermiete von einigen Wochen ist auch denkbar. Die Übergabe würden wir dann über unsere Nachbarn in der Hausgemeinschaft regeln, zu denen wir guten Der Preis in Höhe von 1.300 € bezieht sich auf die Mietdauer von einem Monat. LAGE Die Wohnung liegt sehr nah am Schillerpark. In etwa 2 Minuten kannst du den nahenden Frühling genießen und den Blättern beim Austreiben zusehen. Die Nähe zum Park macht die Wohnung besonders für Kinder attraktiv. Es gibt Spielplätze in der näheren Umgebung. Wenn du einen umfangreicheren Ausflug planst, abschalten oder in einer Hängematte entspannen möchtest, eignet sich der schöne Volkspark Rehberge, der ca. 10 Minuten entfernt ist. Falls du Joggen gehst, kann ich dir auch Tipps für tolle Routen ohne Ampeln entlang eines Kanals geben. Die Anbindung mit dem ÖPNV ist gut. Eine Buslinie vor der Haustüre fährt in 20 Minuten bis zum Hauptbahnhof. Die nächste U-Bahn-Station ist Rehberge und 8 Minuten zu Fuß weg. Auf der Müllerstraße findet das bunte Treiben des Weddings statt. Dort kannst du zwischen zahlreichen Kaffees und Essensangeboten wählen. Es gibt in der Umgebung fabelhafte Restaurants, von denen ich dir einige empfehlen kann. Einkaufmöglichkeiten sind ebenfalls ganz in der Nähe zu finden. Die Gegend bietet eine perfekte Balance zwischen Stadttrubel in den Hauptstraßen, Ruhe in der Wohnung, Erholung in den Parks und eine U-Bahn-Linie, mit der du einer der Herzen Berlins (Friedrichstraße - ja Berlin hat viele Herzen) in 11 Minuten Fahrtzeit erreichst. Die Wohnung wird gereinigt übergeben und muss sich bei Rückgabe in dem gleichen Zustand befinden.
