English: Hey there, we are renting out our 3.5-room apartment for two months (February and March 2026, only a part of this period also possible). The apartment is located in Kreuzberg, directly on the Landwehrkanal. It faces south and has an unobstructed view of the water. This makes it extremely bright and private.The Admiralbrücke and the Graefekiez neighborhood with its many restaurants, shops, and cafes are just a few steps away. Despite its proximity to the hustle and bustle, the apartment is very quiet. The apartment consists of 3.5 rooms: * a bedroom with a huge 2.70m wide bed (and a crip, if needed) * a children's/bedroom with a 1.40m bed, Lego, Duplo, a play kitchen, a toy shop, and more (our daughter is 5 years old) * a living room with a comfortable sofa, electric piano, and a large dining table – as well as a balcony where you can enjoy a coffee and watch the activity on and around the Landwehrkanal * a small study area separated from the hallway, with a standing desk and a monitor * a fully equipped kitchen with table and seating, espresso machine, dishwasher, washing machine, dryer, large gas stove * a bathroom with bathtub and rain shower. The apartment is our regular home and is warmly and comfortably furnished. The flat is filled with yoga mats, books and toys. There is a lovely backyard with sandboxes, a basketball hoop, and a small soccer field. The nearest subway stations are Kottbusser Tor (U8), Schönleinstraße (U8), and Südstern (U7). The rent include all relevant bills, also our reliable Telekom internet. Ideal for families, couples, or as a shared appartment – right in the heart of the action and in a beautiful old building! Sie hat Südausrichtung und freie Sicht aufs Wasser. Dadurch ist sie super hell und kann nicht eingesehen werden. Die Admiralbrücke und der Graefekiez mit vielen Restaurants, Geschäften und Cafés sind nur ein paar Schritte entfernt. Trotz der Nähe zum Trubel ist es in der Wohnung super ruhig. Die Wohnung besteht aus 3,5 Zimmern: * ein Schlafzimmer mit riesigem 2,70m breitem Bett (und einem Baby-Bay, falls benötigt) * ein Kinder-/Schlafzimmer mit 1,40m Bett mit Lego, Duplo, Kinderküche, Einkaufsladen und Co (unsere Tochter ist 5 Jahre alt) * ein Wohnzimmer mit gemütlichem Sofa, E-Piano und großem Esstisch - sowie einem Balkon, auf dem man wunderbar einen Kaffee trinken und das Treiben auf und rund um dem Landwehrkanal beobachten kann, * ein vom Flur abgetrennter, kleiner Arbeitsbereich, mit Monitor und höhenverstellbarem Schreibtisch, * eine voll ausgestattete Küche mit Tisch und Sitzmöglichkeit, Siebträgermaschine, Spül- und Waschmaschine, Trockner, großem Gasherd, * ein Bad mit Wanne und Regendusche. Die Wohnung ist unsere reguläre Hauptwohnung und warm und gemütlich eingerichtet. Wir haben eine Menge Bücher, Yogamatten, Decken und Kinder- und Erwachsenenspielzeug. Es gibt einen schönen Hinterhof mit Sandkästen, Basketball und kleinem Fussballfeld. Die nächsten U-Bahnstationen sind Kottbusser Tor (U8), Schönleinstr (U8) und Südstern (U7). Die Miete umfasst alle anfallenden Rechnungen. Wir verfügen über zuverlässiges Telekom-Internet. Ideal für Familien, Paare oder WGs - direkt im Geschehen und im schönen Altbau-Ambiente!
