1 room apartment of 71m² in Berlin

Dear Tennant, thank's for reaching out. I am very pleased to offer you the following "Cozy Apartment/Flat" in a very centrical and calm environment at the same time in Berlin City. The apartment is situated next to the "Rüdesheimer Platz" which has been valorated by the New York Times as the third most beautiful, urban place in the world. Mobility: Underground U3 "Rüdesheimer Platz" is the closest underground station you will find. It is just around the corner (about 150m away) from your new home. Apart from that, several Bus Lines are available nearby. Line 186, 101, 248 and during the night/ week the N3 which goes every 30min. to the city center of Berlin. Underground U9 "Freidrich-Wilhelm Platz" is situated roundabout 10 min. away from your new apartment (walking distance) and connects you all time with the Train Station Berlin Zoologischer Garten/ "short and long distance connections available". During week at night time you can take the Bus N9 every 30min. instead. Other Bus Lines: 246 S-Train Station "Bundesplatz" belongs to the famous "Berliner Ring" which brings you just in minutes to all important places inside the City of Berlin. It is also in walking distance 10min. away from your new place. Even so, I prefer to take the U3 one station to Heidelberger Platz and than switch to the S-Train "Berliner Ring" (a bit quicker most times, than walking to S-Train Bundesplatz or S-Train Heidelberger Platz). Bus Line N9 (Night Bus during the week connects you with "Zoologischer Garten" in 10-15min. and from there to most places all over the city 24/7) Internet Connection: 1&1 Internet 250mbits (Fastest Internet Connection which was available one year ago/ Installation cable CAT8 garantees you the perfect internet access without any compromise and connection failures). 1&1 Television Package (Online television- suitable for all devices) Additional furbishing: Dear tenant, even so I forgot to take all pictures before leaving the flat, there are all kinds of plates, glases and other kitchen paraphernalia which are not shown in the fotos. Additional you will enjoy the professional barbecue Grill "Bartscherer electric" to make nice sandwiches in the morning or to fry whatever comes to your mind "Chicken, Vegtables, Eggs etc." Easy to use and practically indestructible. If you are that kind of person (s) who likes to start into the day by enjoying a fresh juice, you will have no trouble at all. The apartment is equipped with one of the best juice makers in the consumer market "Braun 1000 Watt/ Easy to clean". In case something important for YOU is still missing inside and it would be another nice feature for the flat, please let me know and I will proof, see and try to buy it over the internet and sent it to you so that you can enjoy all your favorite habits in your new home. My goal is to have somebody happy enjoying the flat meanwhile I will be outside for the next half a year and even in future times for other tenants who will enjoy the flat from time to time when I am not there! Parcel Delivery: The house has been bought long time ago by a Community of owners who live there since a very long time together. All of them are academics, businessmen or pensioner who are friendly and responsible people who help each other whenever it is possible. So, in case you are not there, most likely somebody of the house will be and if you don't mind accept the package meanwhile you are working or whatever you will have to do in that moment. This helped other people and myself many times to receive ordered products from the internet even so you are not at your home spot. Just talk to them and they will help you as good as they can and whenever they are there. So if you like to enjoy a very friendly neighborhood, you are at the right place! Last but not least I will give you my personal opinion about the basement apartment with big windows in every main room to the outside/ Garden Area- Backyard. In the beginning I was not sure if I will be happy living in the basement, even so all main rooms have a direct window to the outside and due to the big windows in every room it is pretty bright. The Garden Area/ Backyard can be used mainly in summer time with kids or just to relax in a chair if you like to at the weekends or whenever it comes to your mind. Apart from that I have to point out that you are totally independent down there and that fact I really liked a lot and convinced me to keep on living there happily when I am in Berlin. In reality nobody disturbs you at all, except that sometimes in the morning there comes the rubbish taker to collect the rubbish from the Garden Area/ Backyard, but that's it more or less. The rest of the day and night you are pretty on yourself enjoying one of the nicest, calmest, luxury and urban city places of the town! Especially for small families with small kids (1-2 kids) or just as a single or double household the environment is perfect and totally safe, which is an important fact in a fast moving and sometimes pretty aggresive Capital City like Berlin. Therefore the small disadvantage of having the toilet room outside (5m away) from the front door of the flat can be taken as a less important fact in my opinion, but this everybody has to decide on her/his own. The shower area with a sink and a bathroom cabinet is connected to the kitchen area inside the apartment. Guest bed: In case you are coming from a foreign Country, or you are moving to Berlin from another town and you expect some friends or family to visit you in Berlin for some time, you are prepared! Inside the wardobe there is big single bed which can be inflated whenever needed. No extra fees will be charged for visitors as long as they are not moving in with you or the people who rented the apartment/ flat from the beginning onwards! So finally I can say that it is the optimal place getting to know the City of Berlin for the first time. Knowing that you are in a safe, centrical environment with good neighbors and services around will give you the perfect start to begin your new life in Berlin! What is necessary from your side: - Liability insurance" (That's a must for the Community of owners, like this both sides are totally safe in case something would happen (fire or whatever kind of unpredictable event). Once you are inside the flat you will have to enter into a contract (liability insureance) and to proof it to the property manager after a couple of days without stress. This will cost you roundabout 30-50€ a year aproximately if you do not have it already contracted like it is one of the basic insurances somebody should have in general. - Be vaccinated somehow, "Querdenker" or people who doubt "Corona" are not seen with pleasure inside the building. All vaccines are accepted, even the ones which are not listed inside the EU.
