1 room apartment of 34m² in London

I'm looking to sublet my mini but mighty one bed garden flat for 6-10 weeks. Dates can be a bit flex- could be anywhere from 15 December until end of January or February 2026. My landlord (who is awesome and lives just up the road) has agreed to allow me to sublet for up to 2 months in total, but if it's a bit longer that that he shouldn't mind... I'll just check with him first. I'm looking for someone trustworthy, respectful, tidy and who would love to stay in this flat as much as I do. Rent amount does not include bills, but all bills amount to £350/ month which includes Sky broadband and TV. I already have a direct debit set up for these. I'm a single professional female and would ideally like to find someone similar. It's the perfect size for one person (which I would prefer)- if you are a couple you'd need to get along well and not have too much stuff ;) There is great storage. The plan would be for me to put all of my personal belongings (clothes etc) into storage, but leave all the kitchenware and appliances etc for you to use as you need-whatever works best. I adore this flat, have spend a lot of time, money and effort furnishing it and have built great relationships with my neighbours. You'll feel safe with them around you. I'm in a beautiful garden. It's shared with two other flats but you'll rarely see anyone else and I mostly have it all to myself. The seating area outside the flat is only used by me/ you. You can't smoke on the property, so if you do smoke, you can just smoke out on the footpath. It's a fabulous area, only 5 min walk to Tooting Bec Common, to Streatham Hill train station and loads of buses to Brixton, Croydon, the city and other locations. You can be in Brixton in 10 minutes or walk in 30. It's also a 20 min walk to Balham underground/ overground station across the top of Tooting Bec Common. You'll have a wide choice of gyms, bars, supermarkets, cafes and pretty much anything you need. I've had a tough year with work, redundancies and a mother with dementia in Australia so I'm taking a short break for myself. I'm 47, single, work in HR and have worked at sea around the world. If you're not in the UK yet we can have a video call. I am asking for a deposit of £500 which you'll get back as soon as I'm back and everything is in order.
